What is under Lee's Summit

Lee's Summit tripled in size after 1980, and nearly all of that growth, from Raintree and Lakewood to the subdivisions along 150 Highway and south toward Greenwood, was built with PVC sewer laterals. The old town is different: the downtown grid along Douglas, Green and Third Street dates to the 1870s through the 1920s, with clay laterals under big oaks and maples, and the 1950s and 60s neighborhoods around it, north toward Chipman and Colbern, have cast iron under the slab.

PVC: what actually goes wrong

PVC does not rust, roots rarely enter its joints, and it should last a century. So when a 1998 house in Lakewood backs up three times in a year, the problem is mechanical and specific. Most often it is a belly. Lee's Summit's subdivisions were built on graded, rolling ground; where a trench crossed fill, or where bedding was not compacted, the pipe has settled into a low spot over two decades. Solids collect there, the drain slows, a cable clears it, and it fills again. On camera the picture goes underwater for several feet. The fix is to dig that section, re-bed it on compacted gravel at a quarter inch per foot of fall, and reconnect: a spot repair at $1,500 to $4,000 depending on depth. Lining does not fix bellies and we will not sell it for one.

Downtown clay and postwar cast iron

Around the Square, the clay laterals behave like Kansas City's: roots at the joints, occasional offsets, pipe otherwise round. Jet, camera, line. Where the lateral has collapsed under a driveway, pipe bursting replaces it from two small pits. In the 1960s ring, cast iron under the slab is at 60 years and showing it: descaling now, lining if the wall holds, section replacement if the bottom is gone.
