What is under Overland Park

Overland Park grew in two waves, and the sewer lines follow them. North of I-435, in the neighborhoods around Metcalf, Antioch and Nall from 75th to 119th Street, most homes were built between 1950 and 1975: brick and frame ranches, split-levels and the occasional Cape Cod on quarter-acre lots. They were plumbed with cast iron drain lines under the slab and inside the house, and vitrified clay from the foundation to the main. South of 435, and especially south of 135th Street, the subdivisions of the 1990s and 2000s were built with PVC throughout. Different pipe, different problems.

The north side: clay joints and cast iron

A 1962 ranch near 91st and Lamar has a 4-inch clay lateral in 3-foot sections, 20 to 25 joints between the house and the main, laid 5 to 8 feet deep. Sixty years of freeze-thaw and the pin oaks and silver maples that were planted the year the house was built have done what they do: roots at the joints, sometimes an offset where a section settled. On camera these lines are almost always still round and continuous, which makes them ideal for trenchless lining. Jet the roots out, confirm on camera, install the liner through the basement cleanout, and the yard is never opened. Where the camera finds a belly near the foundation, from the original backfill settling, we dig that section and line the rest.

Inside those same houses, the cast iron under the slab is now 55 to 70 years old. Slow drains throughout the house and a basement floor drain that backs up before anything else are the signs. Descaling restores flow; lining after descaling makes it permanent without breaking the floor.

The south side: PVC and settling

South of 435, PVC laterals do not corrode and roots rarely get in. When they fail, it is usually one of two things: a belly where the trench backfill under the pipe was not compacted and has settled over 20 years, or a crushed section where a fence post, a deck footing or an irrigation trench found the pipe. Both are spot repairs, $1,200 to $3,500, not replacements. We say so.

Permits and jurisdiction

Johnson County Wastewater owns and maintains the public mains in Overland Park; the City of Overland Park issues the plumbing permit for lateral work and sends the inspector.
